New Construction Contractor Awareness (floors)

To all of our builders, designers & architects:  We take pride in all of our work because to us, Decorative Concrete Staining is a work of art. Thank you for choosing us to be your decorative concrete masters. Please read over this information and abide by it thoroughly. If possible we would like to meet with you and the client during the planning phase of the project to answer any questions and ensure that the floor surface is well taken care of and everything is done properly.

Benchmark Flooring’s finished product depends eminently on the stages prior to us (Benchmark Flooring) arriving and performing our work. BF prefers to put our products in either right before or right after the project has been sheet rocked. Although if you have waited till after that phase to contact us, just let us know and we may have to adjust the price depending on how much cleaning and protection needs to be done.

Upon arrival to the job we will lightly clean the floor, score then stain and seal the floor with a paste wax sealer. After the completion of this, the floors will need to be covered either by the builder or BF (for an extra charge).

It is extremely important that this contractor information sheet is followed when the floor surface is being covered.

When tape is applied to the floors, it will leave marks that do not come off. After the floors have been covered any other subs may walk on the floor and place their things on it. BF will come right before the client moves in and do a final touch up and wax the floors. Please allow 1 whole day to complete the touch up. When we are finished the floors will be ready.

To help your floors receive it’s desired appearance, Please note that no two floors will look the exact same. Different textures, trowel marks and mixes create different variations in the concrete. Every floor comes out different yet beautiful in it’s own unique way. Because of this we are able to run samples if requested. We firmly suggest for you to give copies of this contractors information sheet to all the contractors working on this project, also please warn them that the floors will be stained. Everything listed below can and will stain the floor surface and create problems with our finished product.

Slab Being Poured

DO:

For a polished marble-like finish- Have the concrete contractors make sure the slab is Slick, Hard & Power Troweled when finished.

For an Exterior
  • fossilized slip resistant limestone-like finish- do a heavy rock salt finish
  • not so slick but shine (usually for patios)- do a light broom
DO NOT:
  • Use applied surface curing compound
  • Walk on the slab before it is dry..     
ALL OTHER STAGES
(framing, painting, plumbing, anything else)
DO:
  • PROTECT FLOORS - during Primer, Paint, Stain, and Lacquer stages.
  • Protect floors - with 4x8 Thermal Insulative Sheets (cardboard base), or with paper and tape, BUT DO NOT TAPE DIRECTLY TO THE FLOOR!
  • PAINTERS MAY USE 24 HR. TAPE, BUT IT MUST STAY NO LONGER THAN 24 HOURS ON THE FLOOR!!
  DO NOT:
  • Write on the slab with anything except a PENCIL.
  • Use oil based chalk (red, etc.)
  • Leave any type of Lumber, Boards, Saw Dust, etc. on slab.

 

All of these things will stain the slab and can create problems with the end result (please pick out the things from this list that apply to the various trades and inform them not to get these things on the floor that will be stained):

Red chalk Adhesives Grease
Permanent markers Flux Coffee
Poly seal Oils Coke
Caulk Gas Beverages
PVC Primer/cleaner  Primer Metal, Nails/Rust
Puz adhesive Paint Lumber, Saw Dust , Boards, Etc.
Wax pencils Stain Food

I understand that this sheet  needs to be followed to the finest detail to ensure a most beautiful and elegant look for the floor that will have Decorative Concrete applied to it.
